Lockheed Martin leases at Wilcox Plaza at Green Oaks, Ft. Worth

Lockheed Martin Corporation has leased 61,945 square feet, including the entire west wing of the first floor and 28,500 square feet of the west wing's top floor of the three‐story office building at 7000 Calmont Avenue on Fort Worth's west side. Owned by WDS Green Oaks L.P., the three‐month‐old Wilcox Plaza holds the distinction of being the first LEED pre‐certified Gold, multi‐tenant office building in the city.

Lockheed Martin's brand‐new space comes with a view of its nearby runway and assembly plant and building signage to clearly identify its spot in the Interstate 30 West corridor. The Bethesda, MD‐based corporation is a recognized long‐term tenant once it selects a site although Wilcox Plaza at Green Oaks was developed on pure speculative basis.

The LEED Gold design's structural steel came from the recycling melting pot of old vehicles while exterior glass and aluminum framing also are recyclable by‐products. Other features include special parking spaces for low‐emission, fuel‐efficient vehicles; drought‐resistant plants; curb cuts to direct rainwater to landscaped areas; an energy management system and 35% of its electricity generated from renewable sources; and solar‐powered water faucets. The majority of all construction materials were supplied within a 500‐mile radius.

To add to the project's sustainability, the developer recycled 90% by weight of the concrete, asphalt, lumber and steel from the razed Green Oaks Hotel while recycling 85% of the construction waste generated by the office building's development.

John L. Grace, GVA Cawley's director of leasing in Fort Worth and point man for the Lockheed Martin talks, said tenant improvements on the shell space could begin as early as next week. Construction bids are under review. Todd Burnette, managing director in Fort Worth, and Frank Ricca, executive vice president of Jones Lang LaSalle, represented Lockheed Martin.
